The Process

  1. After initial contact, John visits your site and records all the details relating to aspect, levels, services, views, breezes, plus any other factors which may influence the design. We are specialists in building on sloping, steep or narrow blocks.
  2. A meeting in our office is arranged, where you are encouraged to bring along your wish list, including any sketches and/or images you may have. We discuss your family’s lifestyle, and what influence their various interests will have on the design. The budget is also discussed.
  3. Using the information obtained, preliminary drawings are produced by John, and once the design is to your satisfaction, we prepare a detailed quotation. We always provide transparency of costs from the outset, which means no nasty surprises for you later on.
  4. Upon presentation of the quotation, which we explain in great detail, if for any reason you feel we cannot proceed, simply pull out; however the design remains our copyright. To this point, it has cost you nothing.
  5. If you wish to proceed, a preliminary agreement is signed, and a small deposit paid. Now the working drawings and engineering are prepared, from which the price is confirmed.
  6. After the signing of the fixed price contract and the full deposit paid, we lodge the building application with the building certifiers.
  7. Whilst the application is with the certifiers, we require you to make selections, such as roof and window colours etc. We know it’s not easy, so for those items you cannot decide upon, we will advise you by when we must have a decision. Should you wish, we can introduce you to an interior decorator.
  8. On receipt of the building approval, we will commence construction within 14 days.
  9. As every one of our homes is a “one off”, the construction time varies, dependant on the design and inclusions. However, a typical build time for a two storey home of between 350 to 450 square metres (ready to move in), is approximately seven to nine months.
  10. During the build, should you have any questions at any time, John will be happy to meet you either in the office or on the site. We want you to be comfortable you are getting what you expect from us. Should you wish to make any changes; a variation document will be raised, and signed by both parties. Progress payments will be claimed at the completion of the following stages: Base, Frame, Enclosed, Fixing, (pre-painting) and at Practical Completion.
  11. Nearing completion, we will advise you of the handover date, and arrange for you to conduct a final, pre-handover inspection. Any outstanding issues will be dealt with.
  12. Handover, the day you have been dreaming of. John meets with you in your new home. As well as the keys to the front door, all documentation, including approval certificates and warranties, are presented to you. You provide the final progress claim payment.

We include a six months minor defects liability period, and through the BSA Insurance Scheme, a six and a half year structural warranty. Please contact us should you experience any difficulty.
